Land Use Research

Even though a great deal of information is available publicly, it is very difficult for anyone not familiar with the process to find the land use information they need. Researching the history of your land or property, is critical to the submittal of a development order in order to avoid rejection comments during the permitting process. We know this is a more complex property research process than you are prepared for. We are capable of researching:

  • Property zoning district

  • Land development code regulations

  • Wetland Determinations

  • Previous development order approvals 

  • Other documents necessary to fully complete your project

Acquiring Business License

A business tax receipt is proof that your business has received authorization by a local government to sell products and services. You are required to have a business tax receipt before your business opens its doors to the public. Obtaining a business tax receipt is one of the first steps in the business registration process

  • Property zoned for the proposed business type

  • Adequate parking available

  • Availability for signage

  • Change of use building permit

  • Alcohol distance requirement

  • Group care facility in a single family residence / distance requirement

Navigating Code Compliance

Code enforcement first mission is to protect the health, safety, and welfare of residents of the community. If you have received a code enforcement notice of violation you must take necessary action as quickly as possible to become compliant.  Failure to do so may result in accruing fines, liens being placed on the property and delay or prevent the sale of your property. Several of the complaints registered with the Code Enforcement Division relate to structures or work being done without a permit.  The following is a list of the most frequent complaints:

 

STRUCTURES

 

All vertical structures require a building permit and must meet setback requirements, structural codes and/or have tie downs. This includes the following structures:    

  • Pools and pool enclosures

  • Sheds and other storage structures    

  • Pergolas

  • Guest Houses

  • Detached Garages

  • Addition/alterations made on property without permit

 

FENCE PERMIT AND MAINTENANCE

 

A building permit is required to erect a fence on any parcel of land and must meet the restrictions of each zoning district. The finished side of the fence or wall shall face the adjoining lot or any abutting right-of-way.  All fences and walls shall be maintained in a manner that will not detract from the neighborhood.
